2.) WE ARE ALSO THE DEVELOPER. There is seamless integration between buying the lot and starting construction on your home because Ten Oaks is also the developer. As the developer we are able to control the quality and curb appeal of each house site in the community. From entry feature lighting details to the caliper of the street trees, we make sure your neighborhood is as beautiful as your home.
3.) PERSONAL TOUCH. Our small team of five has decades of experience building exquisite custom homes. On any given day, you can easily access our superintendent, director of construction or one of the Ten Oak’s owners. We do not want to build dozens of homes a year. Your project is special to us and deserves our daily attention.
4.) SAVE ON CLOSING COSTS. Save on transfer and recordation tax when you buy your lot first, build second. Because your lot price is less than your house price, you’ll save on transfer and recordation expense, this savings can exceed $10,000!
5.) FINANCE AND CLOSING. At your request, we will connect you with industry leading mortgage lending and title companies. Have your own lender or title company? That’s fine too, we want the process to be as easy as possible allowing you more time to spend on your home’s design.

Because we’re custom, we will allocate a responsible allowance for major design categories such as flooring, cabinets, patios, etc. Your dollar goes further with Ten Oaks because the subcontractor’s price is the price you pay.

10.) ON YOUR LOT. Like our team but already have your own lot? No problem, we can also build on your lot! Our in-house civil engineering and land development experience can be leveraged to help evaluate your perfect building lot, layout your home, obtain access permits and generally be a reference guide through the site selection and development process.
